How Much Does Roof Restoration Cost in Melbourne? (2026 Price Guide)
By the IronPeak Roofing team · 11 June 2026 · 6 min read
The most common question we hear from Melbourne homeowners is also the simplest: what is this actually going to cost? The honest answer is that a full roof restoration on a typical single-storey Melbourne home usually lands between $4,500 and $9,500, fixed in writing before any work starts.
That range is wide because roofs vary a lot. This guide breaks down exactly what moves the price up or down, what a legitimate quote must include, and the warning signs of a quote that is too cheap to be real.
Typical roof restoration prices in Melbourne
These are the ranges we quote week in, week out across Greater Melbourne. Every roof is different, so treat these as a sanity check rather than a promise — but if a quote falls far outside them, ask why.
- Full roof restoration (clean, rebed, repoint, seal, two-coat membrane): $4,500 – $9,500
- Repointing and rebedding only: $2,500 – $5,500
- Gutter replacement (genuine Colourbond): from $90 per linear metre supplied and fitted
- High pressure roof clean as a standalone job: usually under $1,500 for an average roof
The six factors that actually move the price
When we inspect a roof, these are the things that determine where in the range your quote lands.
- Roof size and complexity — more square metres, more hips, more valleys means more labour and more material.
- Pitch and height — steep or two-storey roofs need more safety equipment and slower, more careful work.
- Tile type and condition — terracotta, concrete and Colourbond each behave differently, and brittle or porous tiles need more replacement stock.
- How much bedding and pointing has failed — a few metres of ridge work is very different from redoing every ridge cap.
- Access — tight inner-city blocks with no driveway access take longer than open suburban sites.
- Coating system — premium membranes (we use Shieldcoat, Nutech and Dulux AcraTex) cost more than budget paint but last dramatically longer.
What a proper quote must include
A roof restoration quote should never be a single number on a text message. A legitimate Melbourne roofer will inspect the roof (we do this free, with drone photography where it helps), document the condition, and give you an itemised, fixed price in writing.
Ours include the full scope — cleaning, broken tile replacement, rebedding, repointing, sealing, the exact coating system and number of coats — plus a written 10-year workmanship warranty. If a quote does not list what happens to your ridge caps, that is usually where corners get cut.
Why the cheapest quote is usually the most expensive
Every month we repair roofs that were "restored" a year or two earlier for a suspiciously low price. The usual story: no rebedding, pointing slapped over crumbling mortar, one thin coat of cheap paint, no warranty answerable to anyone.
A restoration done properly adds 15+ years of life to a structurally sound roof. A restoration done cheaply is paint over problems — and you pay twice. Compare quotes on scope and warranty, not just the bottom line.
